Closing Day Success: What to Expect

After weeks (or even months) of searching, planning, and preparing, Closing Day has finally arrived. This is the day you officially become a homeowner! At CAVU Realty, we believe this milestone should be exciting—not stressful—so we make sure you know exactly what to expect.

The Final Walk-Through

Before heading to the settlement office, we’ll complete your final walk-through. This is your opportunity to:

  • Confirm that the sellers have moved out
  • Verify that any agreed-upon repairs from the home inspection are complete
  • Ensure the property looks as it should before you take ownership

Think of this step as your last chance to double-check everything before the paperwork makes it official.

Signing the Paperwork

Once the walk-through is complete, it’s time to head to the settlement or closing office. Be prepared to sign a stack of documents—each one moving you closer to officially owning your home. Your closing agent or attorney will explain each document, and your CAVU Realty agent will be right there with you to answer any questions.

What You’ll Need to Bring:

  • A certified check or wired funds for your down payment and closing costs
  • A valid photo ID
  • Patience for signing multiple documents—it’s part of the process!

Getting the Keys

The best part of closing day? Walking away with the keys to your new home. Once the paperwork is signed, the funds are transferred, and the transaction is officially recorded, you’ll finally be a homeowner.

Time to Celebrate

Closing Day is more than a real estate transaction—it’s the start of your next chapter. Whether you’re relocating to Atlanta, buying your first home, or upgrading to a larger space, this is a day worth celebrating. And at CAVU Realty, we love celebrating with our clients.
